Due to the grand scale of this job I have had to narrow down quite a few of our Before and After photo's. I didn't think it was fair to pile all the pictures into one blog and have my readers scrolling down for an eternity! So here is part two. While the second level bedrooms and bathrooms received a huge transformation the main level really was my favorite. The formal living room was Pepto Bismol Pink and the huge marble fireplace stuck out like a big sore thumb. The oak floors and columns were beautiful, they could have used a bit of refinishing as could the floor but not having the budget to do so we made due with it at least being clean. Even with our cleaning team working for 3 days straight I still found myself washing the oak flooring with a hardwood cleaner because it just didn't feel clean enough. The blister on the palm of my hand from pushing that mop around has only now finally healed! This room is enormous and while not wanting to fill it completely with furniture scale was very important. We used an 8x10 rug and probably could have gone even a little bigger. The neutral color was extended to the dining room and family to give a proper flow.

 

 

 

The dining room had charming french doors and lots of natural light. Believe it or not the painter was going to leave the upper wallpaper border and there was no way we were going to let that happen. We also replaced the light fixture and added curtains to soften the window.

 

The formal Den off the Living room had it's own balcony and built in oak shelving, the large oak doors also had wonderful stain glass panels. It did however have a weird vibe that I just couldn't figure out, let's just say I couldn't be alone in that room and even one of the gals on our cleaning crew couldn't be in that room by herself, spooky!! I must say though once it was staged I didn't mind being in the room! We had the walls painted slightly darker than the living room to give it a bit of drama but not be too dark. We also updated the wall sconces with some very inexpensive ones from Home Depot. I also washed the floor a second time once we realized this was where the kitten liked to do his business!

 

 

The kitchen eating area received a new coat of paint and we replaced the light fixture there as well. We painted the end wall the darker tone from the Den to tie the colors all together.

 

 

The kitchen was another huge transformation. the island cabinetry was painted white to match the rest of the cabinetry. The large brick pass through was also painted white to expand the feeling of the space. Faucets were replaced and we even had the wall ovens in the island replaced with new ones. This was done very inexpensively because Trail Appliance has a new clearance center and their scratch & dent models are priced incredibly low. Not to mention because the appliances were white making them less expensive than any other finish of appliance. We had our electrician in to make sure the under cabinet lighting was all working and once the faux finish walls were painted out the kitchen looked brand new! I won't even tell you about what our cleaners found in cupboards and the fridge that almost grew legs!

 

 

The Family room received new paint and wall sconces, and the curtains on the large wall of french doors made the space feel comfortable and inviting.

 

 

We gave the bar area a good cleaning and added simple curtains and a fun bar table complete with an in progress scrabble game. We also darkened the paint slightly for a punch. I certainly had fun spelling out words on the scrabble board!!

 

 

The bathrooms on the main floor were scary smelly places and they had to be painted from top to bottom, we also left the windows open to keep fresh air flowing. The wall paper borders were simply painted over as they weren't peeling and we freshened up the blue color. Brighter light fixtures were also installed.

 

 

The small powder at the opposite end of the house also received a refreshed paint job and the antique dresser that was converted into a vanity was given a good clean. It turned out quite charming.

 

And now for my favorite part of all, the incredible pool area. Unfortunately with the horrible summer weather we received this month it never did get hot enough to just jump in!!

 

 

 Because this is such a unique property it certainly won't sell overnight, although if I had 3 million I just might buy it! The home owner is not being unrealistic and is going to give it at least three months to see what kind of progress will be made. We are now on our fourth week and the feedback has been tremendous, it's just going to take the right equestrian buyer! At least everyone involved knows that it is being shown at it's absolute best and it's now in the hands of the Real Estate Gods! ~ Emily, Celebrate Staging.

Alexandra & Emily - absoutely breakthtaking, beautiful, exhilarating, fabulous, creative, warm, comfortable, inviting and I wish you were closer to my house!  Wow.  I love it.  Price?


Emily ~ Nice part 2; I truly believe you brought this house back to life.  I love the touches of blue in some of the rooms, love the art work and the mirrors.  I noticed you had some jars on the kitchen table, what did you fill them with?  Nice idea to do the runner that way with those jars.


Joyce, this home is listed just under the $3 million mark.

Kathy, good eye! We put dry cereal, some pepperseed long crackers and bagels in the tall one. We used itms that pretty much already dry and if you leave bagels out long enough they dry up and become rock hard but still look fresh!


Everything looks so much lighter and newer. Very clever to paint over the border paper in the bath. The new kitchen paint updates that room in an amazing way! Extraordinary!


Breathtaking!  At first you think No Way that is the same room or house, but sure enough the wall plates and windows are in the same place and the view is the same, but certainly it's not the same house anymore.  Nice Work!  I think it's more fun taking a diamond in the rough then new construction. What a rewarding project. 

I absolutely love the pub table with the bench!

 


This house just flows seamlessly - a testament to your talent and ability to visualize the big picture, but importantly to be able to work through the small steps to get there!  Your client must be thrilled!  Very impressive work.  All the best on the sale.

I love befoe and after staging photos...it is amazing the difference in a space after it is staged.


Holy Hells Bells - I went back to look at the upstairs.  Unbelievable - you took at shack and made it a mansion!  You are better than good - and whatever it cost, you were worth every penny!

These are incredible before and after pictures.  The house looks amazing after your staging. 


If I were a buyer, there is no way I would ever be able to envision the finished product.  You did an awesomoe job.  Unbelieveable. 


An amazing transformation.  The only thing I would add coming from an equestrian point of view is are there any prints of thoroughbreds? horsey touches such as  awards won by horses on the farm ? I have many friends who thoroughbred farms and they often have bronzes or some kind of equestrain feel to their home toile towels w/ fox hunts etc.  Hopefully you find this helpful...

Let me add my congratulations on a remarkable make-over and staging! You know, we always talk about how our staging benefits the homeowners, our clients.  And that is very true. But in many cases, the people who really benefit are the buyers.  They are walking in to a home that is ready to live in, not something they will have to re-paint or re-model or clean before they can move in. We never meet these buyers, but they would love us if they could see the photos of how it looked "before!". Great job, you really worked hard on this one.

You really made an impression with this makeover. It is the first time I have gone over the photos 3 or 4 times to get all the details.

Really an outstainding job of Staging. Hope you put this in the before and after section too.

I have only done one horse farm so far. I had to work with the tudor styling as the homeowners would not rent more modern furniture. Wish I had the budget you did for this one. Can you  let us know the finer details of the budget or would that be impossible to divulge even on a most broad basis?

I guess what we are all wondering is... was the budget like we see on the Stagers show?


who would want to move after a facelife like that?

Shannon,I agree with you but trying to find horse prints that weren't cheesy in a short period of time was a hard task, as well all our art becomes our inventory which means it needs to be something that can be used more than once. I don't anticipate getting too many horse farms in the future but we did use horse head bookends in the den!!

Dave,I don't know what camera specs are, being a stager not a photographer so I'm afraid I don't have much to share with you. :o(

Anne & Michelle,Our Staging design fee and first month's rental of furniture was the $14,000. The cleaning, cost of lighting, and our electrician there the day of the staging to make sure all the lighting was in working order were separate costs. Each additional month is for the rental of furniture and accessories only which I believe is around the 4500 mark. Due to the size of the home and the magnitude of what needed to be accomplished to get this home market ready the budget was pretty bang on and the seller knew it and had absolutely no problem investing his money in these critical details. Hope this helps!... and yes our budget is very much that of what you see on the Stagers and higher.

Wow.  I'm amazed and extremely impressed.  Did you work directly with the contractor, and did you bill at an hourly rate or get a cut of the total?  I've never figured out how to bill that kind of job.

Chrissie, funny you say that because we say that on every staging we do!!

Beth,we just directed the contractor on items we needed to make sure were addressed. We never go by hourly in most cases our budgets allow for any extra time spent.

And as all us stagers know STAGING WORKS!!!!!
